PROJECT TITLE:Lost Legends Business Park LOCATION:E. Chubbuck Road. PURPOSE OF REVIEW:Site Plan Review. Present: Mayor Steven M. England, Attorney Thomas J. Holmes, Steve Smart, Larry Kohntopp, Ron Conlin, Randy Severe, Ray Griffin, Merlin Miller and Eric King. Bob & Shawna Elzner, Western Design and Joel Dixon, RMES were present to present the Lost Legends Business Park Commercial Condominium Development site plan. Bob Elzner stated he would like to restrict the Lost Legends Business Park to professional offices such as dental and doctors offices. Mr. Elzner stated the site plan shows basements in all the building, the basements will not be occupied, they are for storage only. Mr. Elzner stated there will be no food prepared in any of the buildings. Shawna Elzner stated the business park will be completed in three phases, with the first phase facing E. Chubbuck Road. The Lost Legends Business Park Commercial Condominiums Development site plan was approved with the following conditions: 1. 135 parking spaces showed on site plan is approved. 2. Required to declare on plat there will be no commercial business in any basements. 3. Required to have radius type approaches on E. Chubbuck Road. 4. Required to present a sign plan for approval of Building Department. 5. Required to comply with landscaping requirements. 6. Required to have on site storm drainage with required infiltrators. 7. Shield lighting on property. 8. Required to have knox box on each building. 9. Required to stub in sprinkler system where medical gas is stored. 10. Clear addressing on buildings. Either names, numbers or suites. 11. Required to have professional engineering and architect stamps on plans. 12.
