SUMMARY OF ORDINANCE NO. 801
An ordinance of the City of Chubbuck,
municipal corporation of the state of Ida-
ho, adopting chapter 18.35 Creativs
Community -Northside Crossing Zoning
District (CC -NC); defining the geograph-
ical area encompassed by said zoning
district and the intent and purpose o1
said zone; providing definitions; provid-
ing for build -out densities, both maxi-
mum and minimum and occupied floor
area; providing for open space require-
ments; setting forth a schedule of gen-
eral controls for the land use designa-
tions within the area of Village (V), Town
(T) and Business and Research Park
((BRP) and land use charts setting forth
uses that are permitted, conditionally
permitted, permitted with restrictions or
riot permitted; proving for lots sizes and
widths, setbacks and building heights in
the various land use districts; proving
for general controls including clustering,
like uses facing like uses; fencing,
buffering, utilities and storage of recre-
ational vehicles and other such vehi-
cles; requiring an architectural control
committee; providing for appraisals
through a master development plan pro-
cess; addressing corner lots, entry side-
walks and porches and ground -level
aesthetics and access; proving parking
standards with required number of
spaces and dimensions; providing sig-
nage, landscaping and street standards;
providing for parks and open spaces;
providing for administrative provisions,
appeals, interpretations and deviations
from the master plan approval; providing
for the repeat of conflicting ordinances;
providing for the severability of the pro-
visions of this ordinance; providing)
when this ordinance shall be in effect.

I have reviewed the foregoing summary
and believe it provides a true and cor-
rect summary of Ordinance No. 801 and
that the summary provides adequate
notice to the public of the contents of
this ordinance.
