Minutes of tL special public hearing meeting of the Planning and Zoning Commission
held in the city municipal building January 7, 1974.
Present: Chairman Jim Branson, Commission members Rodney Parrish, Del Peters,
Allen Martin and Larry Rawlins. Ed Reese and Jack Menard excused.
Meeting called to order at 8:10 p.m. by Chairman Branson.
PUBLIC HEARING ITEM: H. Hal Clarke and Lowell R. Allen were present and reviewed
their plans and request for operating a Mobile Home Sales business using a
mobile unit as an office on the corner of West Linden and Yellowstone Highway.

John T. Miller voiced approval. Mr. & Mrs. My Bayliss voiced objection. Mr.
and Mrs. Eddie White and Mr. and Mrs. Racy Ankrum were also present and voiced
concern over whether the business would be well kept or be junky.
Max Parrish stated he feels any new business in Chubbuck should be required
to install curb, gutter and sidewalks.
The irrigation ditch along West Linden was discussed, whether it was on city
property or not. Mr. Allen said they had researched this and were informed
the ditch is on city property. Mr. Allen said they would curb and gutter
along Yellowstone Highway if the grade was ready.
After further discussion,Del Peters made motion the commission recommend the
council approve the variance with the following conditions; Curb, gutter and
sidewald be installed aping Yellowstone Highway frontage, also curb and gutter
along West Linden subject to city attorneys opinion of legality of ditch being
on city property or applicants property and lot be developed as per plan.
Allen Martin seconded. Motion passed with all members present voting in favor
of motion with the exception of Rodney Parrish who abstained from voting.
Commission members feel if the ditch along Linden is on the property owners
property, developers of business should be required to culvert same and insthll
curb and gutter along West Linden Avenue. If the ditch belongs to city then
the Mayor and council would need to decide what improvements will be required.
Chairman Branson read complaint from area residents of Chuck Wilson about
storing of his concrete construction sup*es at his home in a residential
zone. Rodney Parrish recommended the zoning officer to talk to Mr. Wilson.
Allen Martin made motion meeting adjourn at 9:45. Rawlins seconded with all
in favor.
