Minutes of the regular meeting of the Planning and Zoning Commission held in
the City Municipal Building November 7, 197~.
Present: Chairman James Branson, Commission members Jack Menard, Rodney Parrish
Del Peters and Larry Rawlins. Ed Reese excused.
Three commercial building proposals were reviewed as follows:
PICKENS ELECTRIC GARAGE ADDITION - Kenneth Pickens, owner of Pickens Electric,
4866 Yellowstone was present and has applied for a building permit to build
a garage to be attached to his present business building. Proposed plat
presented and commission was requested to review prior to issuing commercial
building permit.
After some discussion Larry Rawlins recommended the permit be issued subject
to all other city requirements. Rodney Parrish seconded recommendation with
all commission members approving.
RODEWA~INN - LombardrConrad, Architects, P.A., Boise, Idaho have requested
information as to parking requirements, relationship to easements, etc.,
approval to extend a covered canopy over the 25' sewer easement. City
clerk requested to send letter with following information.
Planning and Zoning commission recommended the Zoning Ordinance be observed
in all respects with reference to Chapter 2, Section 1. F-Off Street Parking
andloading requirements, Paragraph ll and sub paragraphs C, F and G.
P & Z Commission feels there will be no trouble with a covered canopy
over the 25' sewer easement. A design review will not be required but a
plan check will be required prior to issuing a building permit. Other
requirements are curb, g~tter and sidewalk along Yellowstone Highway and
underground utilities.
It appears the area designed for Rodeway Inn purposes may not be entirely in
the commercial zone and it might be desirable to request a zone change for
the entire property prior to construction.
DR. ROMRI~J. DENTIST OFFICE at &500 block Yellowstone. Jack Menard presented
plot plan of proposed dental office of Dr. Gregory Romriell to be built on
south corner of E~ans Lane and Yellowstone Avenue. This being an official
review prior to issuing building permit.
After some discussion Councilman Menard moved the building permit be issued
to Dr. Gregory Romriell with construction of curb, gutter and sidewalk
required along Yellowstone Avenue and recommended the city council require
curb, gutter and sidewalk along Evans Lane 85 foot frontage. Rodney Parrish
seconded with all commission members voting in favor of motion.
PROPOSED AMEMEMENT TO Chapter 6 of Chubbuck City Ordinance Number 97, relating
to Subdivisions.reviewed by commission. Rodney Parrish questioned the
provision in Section 2 under Enforcement whereby no owner shall agree to
sell or negotiate to sell any land before plat has been approved and recorded.
Jack Menard read similiar provision from Idaho Code. Rodne~equested to have
information where language for amendment was taken. Commission will review
later.
