Present: Chah, man Kent Kearns; Commission members: Richard Pearson, Steve Shouse, Pete Anderson, Mary Harker, Dusty Whited, Myrna ~am, Gayle _Anderson; Attorney Tom Holmes, Staff: Steve Smart, Larry Kohntopp, and Gerd Dixon, and Secretary Myrna Crapo. 1. .A application by Jim Worthen, 735 E. Chubbuck Road for a review of a preliminary plat for Ranae Subdivision. A subdivision located in Lot 15 in the C]overdell Farms Subdivision (North of 242 and 244 E. Chubbuck Road.) Propet-ty is presently zoned Industrial (I). The commission discussed: 1. The right of way needs to be changed to 80 foot. 2. An application by Southern Idaho Crop. of SDA, 1535 Troy Lane, Pocatel]o, Idaho for a change in land use district upon requested annexation to Light Commercial (C-l) for 8 acres. Property is located on the SE corner of Siphon Road and the raih'oad tracks. The commission discussed. 1. Need to make a recommendation to the city council 2. Designated ¢-j-I Jn comprehensive plan. 3. Need 80 foot right of way. 4. This property is presently in the county. 5. Sewer would have to be hooked up to Ellis School lift-station. 6. It would be an 8" sewer line. 7. Problems with annexing them with the stipulations of having the people on the east commit to deciding what they want to do with their property. 8. l:'ut in a condition on the annexation if they have a right of way to the property east of Whitaker road then they can be annexed. 9. Annex only' when the final plat is approved. 3. An application by James P. Fenton, P.O. Box 2932, Pocatello, Idaho for a conditional use permit for a retail auto sales at 4759 Yellowstone. Property is presently zoned General Commercial (C-2). The commission discussed: 1. The need to get a curb cut like we want it. 2. They need to be consistent with our ordinance. 3. An application by Lee & Cindy Madden, 5008 Yellowstone for a conditional use permit to have an impound storage yard to store Rv's, Fireworks Stands and Towed Vehicles at 145 E. Linden. Property is presently zoned General Commercial (C-2). Commission discussed: 1. Dust control, solid fence, and landscaping. 2. The designation in the comprehensive plan. 3. It is in a light industrial area right now. This is a transition area. 5. A proposal by Harold Scalf for a change of Land Use District upon requested annexation to Single Family Residential (R-ii for 8 1/2 acres. Property is located immediately west of Espie Subdivision (8000 block on Hawthorne ) ~n S 1/2 NW 1/4 NE 1/4 S 4 T6s R 34 EBM. The commission discussed: 1. Alleys located in the plat in which to put the easement. 2. Darris being a collector street and one that will go to Siphon Road ~';omeday. 3. The need to have a minor arterial on the west side. 4. Moving George Street over next to the Park and taking it out to Siphon. 5. the new comprehensive design concerning the street locations. Chairman Kearns brought up the Idaho Planning Fall Conference.
